*Note:If, while following the instructions, the user finds that they do not see the options that are provided in the instructions, then it may be an indicator that they do not have user privileges that allow them to access or change that information. They will need to reach out to upper management (Regional Manager/ Company Admin) for assistance.  

Below, you will find information related to each of the eight options found under the Tools menu. 

*TIP: To get back to your Home Screen, simply click on the "Resident IQ" located in the upper right corner of the page. When you hover on it, it will show the "Go to home" message.


Any settings/information entered or adjusted will ONLY apply to this specific property. For multi-property accounts, some settings may have an option to apply it to other properties as well, but it does not apply automatically.  




Basic Information: Sets the Property Name, Marketing Name, and address. 

Contact Info: Sets the phone number, fax number, email address, and manager's name.  


Application/Screening: This shows what screening company the property uses, and will appear on the Rental Application. This section also allows the property to enter their screening charges, upload custom Rental Criteria (*required for ALL properties), upload any Additional Forms that need to be completed with the Rental Application, and more. For more detailed information, please go to the article, Application/Screening.

*Tip:  If ALL properties under the account have the same rental criteria and/or additional forms for the application, then you can go to Tools > Company Application/Criteria, and upload the docs there. That makes the information readily available for all properties and alleviates the need to upload the criteria/forms for each property separately. 


MISCELLANEOUS: Allows properties to select their appropriate time zone and customize their Inactivity Time Out Period.
